At Brock’s Sealcoating and Parking Lot Maintenance, we offer two different sealcoating processes. The right sealcoat application for your company will depend upon your property type and budget.

When a parking lot is squeegee seal coated, it is done by hand with a squeegee and brushes. The sealer goes on thick and is spread evenly across the asphalt surface. This allows the sealant to be packed into asphalt cracks or crevices in the pavement. Thus providing better coverage than what you would find with spray sealcoating.

While squeegee sealcoating does have a higher up front cost, it generally ends up balancing out long term. This is because squeegee sealcoating is not typically required each year. Thus ensuring that your parking lot is closed less often and leading to better convenience for you and your customers.  

A parking lot that is spray seal-coated is sprayed with a fine mist sealer. The benefit of spray sealcoating is that it typically allows for a more precise application. This is because there is better control of the amount of sealant that is used.

Spray sealcoating is best for properties that are brand new or those that have a lot of asphalt cracking. Our spray sealcoating services are used to essentially turn the asphalt back to it’s black color.

Spray sealcoating will not fill in any cracks or crevices in the aspahlt. It also does not protect your property from elements such as winter damange, salt or water.

Just as with squeegee sealcoating, longevity will be based on the amount of traffic and weather conditions your property experiences. However, you should expect spray sealcoating to last approximately 1 year. We advise that spray sealcoating be done every other year, for proper maintenance.
